A a member of Radnor since 2006, Tim has diverse experience in all facets of real estate development. At Radnor, Tim specializes in predevelopment activities such as acquisitions, financial modeling and predevelopment analysis, project structuring, packaging tax credits, grants and other subsidies, and financing. On a project level basis Tim undertakes real estate development management duties for ground-up construction and historic renovation.
Tim’s predevelopment activities include constructing financial models, evaluating project cost metrics and estimating development budgets, undertaking market studies to confirm rent and expense expectations, and incorporating this information into extensive pro forma analysis and project cost modeling to ensure project viability. As predevelopment progresses, Tim coordinates design and preconstruction efforts, land use approvals, construction documentation, and project financing. Tim has successfully closed over $500 million in financing – facilitating over 1 million square feet of development. Tim has a particular expertise in projects involving Historic Tax Credits, New Markets Tax Credits, state incentives and traditional lending and equity sources.
Prior to joining Radnor, he served with the Governor’s Action Team in Erie, PA. Tim holds B.S. degrees in Economics and Finance and a M.B.A. from Penn State Erie – The Behrend College.
