Radnor has partnered with Morehouse College and Spelman College to design, build, operate, and manage a 793-bed new student housing facility on a key campus edge location between both of the Colleges. Amenities will include a 24/7 staffed lobby, community lounges on every floor, a central green space, fitness, and study areas, and is designed to balance connectivity and independence and enhance student success. In a historic first, this community will bring together two of the nation’s premier single-gender, HBCU institutions into a thoughtfully designed, shared residential environment.

Financing for the project closed in early July 2026 through tax-exempt and taxable bonds, advancing a major investment in high-quality, affordable housing that will bring long-term benefits to the Colleges and provide modern, community-oriented living to hundreds of students. The development will be comprised of four-, two-, one-bedroom, and studio apartment-style units. Construction commenced in July 2026 and will be ready for occupancy by Fall 2028.
